Project Description

KS Engineers, P.C. (KSE) provided structural façade and roofing inspection services for Rossey Hall at New Jersey City University (NJCU). A visual assessment of accessible areas was conducted at the exterior façade to identify signs of distress or failure. Components such as masonry elements, foundation walls, floor slabs, walkways, and lintels were inspected.

Deficiencies such as failed mortar joints, damaged masonry, façade movements, corroded shelf angles, and clogged weep holes were documented. Interior conditions signifying façade problems were reported to the exterior envelope survey team to enable a complete and comprehensive understanding of the issues.

Assessment and Structural Engineering Services included the following:
• Review of existing documentation, including as-built drawings.
• Visual review of the masonry façade veneer.
• Evaluation and analysis of existing conditions and repair recommendations.
• Cursory review of existing roof(s) and associated flashings and appurtenances.
• Preparation of a report and CDs, including immediate repairs and a budget estimate for both phases of the project, which included the immediate repairs and the capital phase.
• Conceptual recommendation for the creation of a capital improvement project.
• Design services – Construction Documents, Specifications, Bid/Award assistance.

Design Services: The following design services will be provided:
• Preparation of Construction Documents and Specifications (50% Submission).
• Attendance at one Design Team meeting during this phase.
• Preparation of Construction Documents and Specifications (100% Submission).
• Provision of signed and sealed drawings by a NJ Professional Engineer.
• Bid/Award Assistance, including response to RFIs and preparation of Addenda
