KS Engineers, P.C. (KSE) provided comprehensive construction management services for the City of East Orange’s Senior Center Renovation Project, overseeing all phases of construction to ensure successful project delivery, quality control, schedule compliance, budget management, and coordination among project stakeholders. Acting as the owner’s representative throughout construction, KSE provided full-time site supervision, document management, and construction administration services. Responsibilities included monitoring contractor performance, coordinating construction activities, managing project schedules, reviewing submittals and requests for information (RFIs), evaluating and processing change orders, maintaining project records, overseeing financial controls, and facilitating communication among the owner, design team, contractors, and regulatory agencies. KSE also monitored construction progress to verify compliance with project plans, specifications, applicable building codes, and quality standards while supporting timely resolution of field conditions and construction-related challenges.
The project involved the complete renovation and rehabilitation of a two-story, approximately 16,000-square-foot brick-clad building that had remained vacant and unused for more than a decade. The objective was to transform the deteriorated structure into a modern community facility capable of supporting a broad range of senior services, programs, and activities. The rehabilitation required extensive demolition, reconstruction, and infrastructure upgrades to restore the building’s functionality, accessibility, safety, and long-term durability.
Major construction activities included complete interior demolition down to the existing structural framework, allowing for installation of entirely new architectural, mechanical, electrical, and plumbing systems. The building’s roofing system was replaced in its entirety, including new roof decking and installation of a modern EPDM roofing assembly designed to improve weather resistance and long-term performance. Site improvements included construction of a new parking lot, sidewalks, decorative pavers, and landscaping enhancements that improved accessibility, circulation, and site aesthetics. Exterior upgrades included restoration of the building façade and installation of a new curtain wall system to modernize the facility’s appearance and improve natural lighting.
The project also incorporated significant interior and accessibility improvements, including installation of a new elevator, construction of a new entrance lobby, development of a two-story atrium, and creation of an exterior plaza area. Utility upgrades included complete replacement and modernization of the building’s electrical service and supporting infrastructure. Interior spaces were reconfigured and constructed to accommodate community gathering areas, administrative offices, examination rooms, a computer training room, storage areas, and a multipurpose hall featuring a movable partition system. Additional improvements included installation of new furniture and workstations and construction of a fully equipped kitchen with both residential and commercial-grade appliances. The project was designed by KNTM Architects and constructed by Braham Construction Corporation.
