KS Engineers, P.C. (KSE) provided structural engineering and foundation design services for a ten-story, mixed-use development consisting of a precast concrete parking structure integrated with commercial and office occupancies, based on architectural plans prepared by Rotwein & Blake Associated Architects, P.A. The completed facility was designed to accommodate approximately 630 vehicles within eight dedicated parking levels, while the upper two floors were configured as modern office space for Cablevision. The ground floor incorporated approximately 4,100 square feet of retail banking space, requiring specialized structural considerations to satisfy operational and performance requirements. To minimize vibration transmission between occupancies and enhance occupant comfort, the steel-framed bank structure was engineered as an independent structural system separated from the adjacent precast concrete parking garage.
The building was supported on a deep foundation system consisting of drilled shafts measuring four feet in diameter and extending approximately seventy feet to competent bedrock. KSE designed the foundation elements supporting the primary shear walls, stair towers, and elevator cores, while also developing detailed cast-in-place concrete basement walls and footing systems. Comprehensive structural analyses were performed to evaluate gravity, lateral, wind, and seismic loading conditions, ensuring compliance with applicable building codes and project performance criteria. KSE prepared detailed structural design documentation for regulatory review and construction implementation, including pile foundation designs, building framing plans for the garage and office-retail components, seismic design criteria and specifications, general structural details, connection details, and engineered support systems for rooftop and mechanical equipment dunnage. The resulting design package provided a coordinated framework for permitting, procurement, fabrication, and construction activities while maintaining consistency with architectural and operational objectives.
The project was delivered through the design-build method, under which a single integrated team assumed responsibility for both design and construction services through one contractual agreement with the owner. This delivery approach established a collaborative environment that promoted early coordination among designers, constructors, and stakeholders, reduced potential conflicts, accelerated decision-making, and improved overall project efficiency. By integrating engineering expertise with construction planning from project inception through completion, the design-build process streamlined communication, enhanced cost and schedule control, minimized project risks, and provided clear accountability through single-source responsibility while maintaining high standards of quality, safety, durability, long-term performance, and owner satisfaction throughout delivery and future facility operations and maintenance. The approach ultimately facilitated efficient execution, improved constructability, and successful delivery of a complex mixed-use development that combined parking, commercial, and office functions within a unified structural system.
